Work is scheduled around how the building is actually used, so maintenance and repair cause as little disruption to daily operations as the job allows. Teams are supervised, and requests are tracked through a single account manager.
Chillers, heat exchangers and cooling towers
The plant that cools a building is the plant most likely to lose efficiency without anyone noticing. Scale builds up inside a chiller and a heat exchanger, the water takes longer to give up its heat, and the electricity bill rises while the building still feels cool enough to ignore it.
We descale chillers, overhaul cooling towers, and supply and install replacement heat exchangers. For a university research centre we replaced the heat exchanger on a central chiller in 2019, and the job closed with a completion certificate. Water treatment chemicals for the loop, including scale and corrosion inhibitors and biocide, can be supplied on the same order. Where air handling needs it, we also fabricate GI duct with insulation.
Pumps and motors
Chilled water and condenser pumps run for most of the year, so their seals and bearings wear in step. A pump that has started to leak at the seal or hum at the bearing is usually weeks from stopping, and it tends to stop when the load is highest.
We overhaul pump and motor sets: seals, bearings and balancing, and bellows where the coupling needs them. Motors that have burned out are rewound. A hotel chilled and condenser water system was overhauled this way in 2019, and the work ended with a completion report.
Laboratory and institutional equipment
Laboratory equipment is the case where the manufacturer is rarely local and the downtime is rarely tolerable. A minus 70 freezer, a shaker incubator, an autoclave, an oven or a gel documentation system that stops can hold up a research programme until it is back.
We repair this equipment for research institutions and test it before handing it back. Parts that have to come from abroad add time at customs, so it is worth asking about the lead time before the repair is booked rather than after the unit has been taken away.
Testing, commissioning and the paperwork that closes the job
Repair is only finished when the machine has been run and found to hold. Testing and commissioning is part of the scope, including for equipment that was bought elsewhere and only needs setting to work.
Where the client needs a record, the job ends with a completion certificate, which public institutions commonly ask for along with the bill.
